Worldwide, the only solution to building more and polluting less is through the adoption of a circular economy and culture of material reuse, and developers have an unrivalled power to implement this necessary paradigm shift at an urban scale. At our upcoming 1200-unit housing complex at 2 Tecumseth Street, TAS has salvaged 21,000t of demolition waste for reintegration into the landscape of our new project. With this project as a backdrop, we propose an overview presentation of the context, process, hurdles, challenges, and opportunities we’ve found so far in integrating material circularity into a typical development process. The presentation will highlight the connection between public sector asset management practices, specifically state-of-good repair programming, maintenance management and reliability engineering towards the realization of value retention processes (VRP’s). Infrastructure Canada values PS infrastructure (excluding housing) to have a 1.2 trillion-dollar replacement value, over 50% of that infrastructure in in Fair, poor and very poor condition. Assets classes ranging from roads, water and wastewater treatment, facilities that reach their end of life put additional burden on the waste management systems, and when replaced, consume natural resources. By leveraging maintenance management and reliability engineering good practices in conjunction with VRP’s, asset life can be extended thereby delaying and eliminating the need to consume new resources and increase waste.
